The Buy Sustainable Property scheme is launched by the Building and Construction Authority (BCA) with the aim to support homebuyers who purchase energy-efficient residential properties subsequent 1st October 2025.
The aim of the scheme is to promote sustainable housing by raising awareness about the benefits of energy-efficient dwellings, such as reducing energy consumption and long-term cost savings while encouraging greener building practices across Malta and Gozo. The scheme is aimed at Maltese/ EU citizens for residential properties that meet the minimum energy performance requirements (according to Technical Document F). Eligible properties shall not have any fossil fuel-powered boilers installed.
Buy Sustainable Property scheme applications must be submitted from the 17th March 2026 onwards. Eligible applicants may benefit from a sum of up to €9000 over three (3) years, depending on the overall energy performance of the property.

Registration and Application Phase
a) Applicants must register their interest by applying on the BCA webform.
b) Upon registration, applicants should submit an Asset Rating Energy Performance Certificate (EPC) along with all the necessary documents as stipulated in the conditions.
c) The application should be filled in completely to proceed to the subsequent phase.
Review and Approval
a) A board of experts set by the BCA will evaluate applications and verify compliance and eligibility to the energy performance criteria, subject to funds availability.
b) Successful applications will be informed of their eligibility to benefit from such scheme and will be required to enter into an agreement with the Authority.
c) Funds are received annually by the beneficiary through a bank transfer according to the provided information during the application phase.
Annual Verification
a) Prior to each annual payment, the applicant must confirm and submit updated (if necessary) account details by September to maintain eligibility. Failure of such confirmation will result in loss of grant for the year.
- If the property is transferred before the full grant is disbursed, the remaining payments will be suspended.
- The BCA reserves the right to conduct inspections and audits to ensure compliance at any phase of the scheme.
- Providing false information will result in disqualification for five years from all BCA schemes and may lead to legal action.
- The BCA may refuse applications and close the scheme earlier than announced at its discretion.
- The BCA retains the right to amend the scheme at any time, as necessary.
- Late submissions will not be accepted.
